General Contractor in Kirkland, WA

YSG Construct is the trade name of YS General Construction LLC, a general contractor based in Lynnwood. Kirkland is part of our regular Eastside service area, and the owner works in the field himself, on the tools. We’re licensed, bonded and insured — WA License #YSGENGC781OG. Most calls we get are for jobs that have outgrown the handyman stage. A bathroom that needs a real remodel. A panel that’s out of room. Water damage that has to be put back together, not just dried out. We run construction and electrical with our own crew, so one company answers for the whole job.

Water Damage Restoration & Insurance Work in Kirkland

This is work we know well. We’re currently handling an insurance-claim project here in Kirkland, at the estimate stage with the insurer. Restoration is more than drying. After the mitigation crew leaves, the room has to be rebuilt: framing, drywall, flooring, paint. If you have an open claim, we can build from the adjuster’s scope of loss. And if the water is still coming in, call any time — phones are answered around the clock.

Full remodels, not a new vanity and a coat of paint. Cabinets, tile, plumbing and electrical rough-in, lighting, flooring. Because we do our own electrical, adding recessed lights or moving an outlet doesn’t sit waiting on another company’s schedule.

Painting, Flooring & Decks

Interior and exterior painting. Hardwood and LVP flooring. Decks are a Kirkland specialty by necessity: lake air and wet winters rot them from the ledger board out, and half the deck calls we get are really framing repairs once the boards come up. We build new and rebuild what’s worth saving.

Working in Kirkland

Kirkland’s housing is mixed. Older places near downtown and Houghton. Seventies and eighties builds in Juanita and Finn Hill. Newer construction in Totem Lake. Homes near the lake deal with moisture year-round, and the older houses have the same problems over and over: panels past their capacity, galvanized pipes that are about done, bathrooms patched one too many times. We’d rather tell you up front what a wall is likely to be hiding than sell you a low number and renegotiate later.

What Clients Say About Working With Us

Hina G ★★★★★

Very satisfied with the work performed by YS General Construction. We wanted to have a space and connections for laundary upstairs. Eugene and his team helped us realize our vision by building a platform and space for the appliance and a laundary closet, utilizing unused space above the stairs and in the bedroom. He was very communicative throughout the project and coordinated work well across the plumbers and vent specialists, taking care of the permits. Eugene is an expert himself in the electrical work and took care of a separate issue in our bathroom as well. Highly recommend him for electrical and general construction work.

Avi Talanki ★★★★★

Eugene handled the full electrical rough-in and trim-out for my new construction DADU. He is very passionate about his work and takes real pride in craftsmanship. He never took shortcuts—he took his time with the installation and was never in a rush. He used high-quality materials, ensured everything was fully up to code, and all inspections passed on the first attempt. The lighting design and execution turned out great, and the house is extremely well lit. I would highly recommend his work.
